Where lake buyers actually come from
The migration data is clear. Of newcomers to Franklin County, about 61 percent came from elsewhere in Virginia — heavily Northern Virginia — with 9 percent from North Carolina and 4 percent from Florida. In Bedford County, 51 percent came from in-state, 9 percent from North Carolina, and 10 percent from the broader Southeast, with notable arrivals from the Northeast.
Remote work accelerated all of it, and a lot of those people never went back.
If you are coming from North Carolina
Greensboro is roughly ninety minutes and Charlotte about three hours, and you will approach from the south. That makes Penhook, the upper Blackwater, and Union Hall your first water — and it can save you thirty to forty minutes each way versus the north shore. For a weekend house you will drive to forty times a year, that difference compounds.
If you are coming from Northern Virginia or DC
You will typically come down 29 or 81 and arrive from the north or west. Bedford County and the west end are closer to your approach. Northern Virginia supplies a large share of the lake's high-end second-home buyers, so you will find agents who already speak your language on timelines and remote closings.
Make the trips count
Plan on at least two visits, ideally in different seasons. Come once in July to see the lake at its loudest and busiest, and once in the off-season to see what the community actually feels like in February.
Before the first trip, be specific with your agent about the non-negotiables — depth at the dock, rental permission, single-level living, drive time. A good lake agent can eliminate half the market before you get in the car.
Remote logistics are routine here
Virtual tours, remote earnest money, and remote or mail-away closings are normal for this market. What is not routine is a lender who has never financed a waterfront second home in Virginia. Ask your agent for two or three who have.
